The most recognized energy standard in residential construction is the ENERGY STAR Rating. Fees from Raters run from $350 to over $2000 depending on the level of service (ie Manual J & D completion). Additional costs to achieve the lowest level (you know what they call people who finish last in their medical school class?) range from 0 to 3% of total costs. The bottom line is that it comes down to holding the people who complete the work responsible for doing it right. Most of the work is standard for most good builders.
1. Do a good job on the the insulation, no voids, gaps or compressions with fiberglass, and you will pass the Thermal Bypass Checklist. Just good, smart, sound application. The one area that is a little different is that areas ajoining unconditioned space to conditioned space. The notable areas are the knee walls in a bonus room, behind showers and tubs, steps against the walls and fireplaces require backframing and sealing or a 6th side in Energy Star parlance.
2. Seal all penetrations from conditioned to unconditioned spaces. This will help eliminate infiltration and makes for a good Blower Door test.
3. Make sure ductwork is well designed with minimal turns and kinks. Also, seal the ductwork any metal from air handler to registers with mastic. This will ensure little air loss and make the home more comfortable. A dut blast test will confirm total and leakage to the outside.
4. Rightsize your heating and cooling system.
5. Use a combination of 5 or more Energy Star appliances or light bulbs (CFL).
Other items to consider when constructing an energy efficient house are solar orientation (longest part with Souther exposure), advanced framing techniques ( 2 stud corners) and renewable sources of energy (most often thermal solar - dwh). All of these can substantially reduce the amount of energy (expense) for your buyers.
