The Importance of Tilt-up Construction in Commercial Real Estate
by Nate Vickery on August 13, 2017

The tilt-up construction is known as a safe, reliable and time- and cost-effective method of construction, which stretches across many different types of structures. When it comes to commercial real estate, this system is potentially a perfect choice, seeing as how it offers a cost-effective way to create large concrete buildings in as little time as humanly possible. Being familiar with the basics of the tilt-up construction method can go a long way in terms of saving up, especially when it comes to commercial real estate.

The benefits of concrete

First, let’s address the question of ‘why use concrete?’. The fact is that steel is very durable – after all, it has been used for building large constructions for decades.
Be that as it may, concrete requires less upkeep and maintenance. Additionally, it is non-corrosive, impervious to rotting, rust-resistant and its chances of supporting an insect infestation are non-existent.
The benefits of concrete are fairly obvious, seeing as how the buildings constructed in the 1940s are obviously still standing today, with little to no wear.
Of course, the tilt-up method is, by far, the most efficient and safest method of concrete construction and the fact that the Californians use tilt-up construction for 90% of their single-floor commercial projects should be enough to testify to the method’s reliability – even the most earthquake-prone state in the US prefers this method.

How does it work?

In order to realize the exact benefits of the application of the method in question in commercial real estate, you need to wrap your head around the basics of how it works. Essentially, the building’s walls are poured directly at the job site in large concrete slabs called panels. These wall panels are then lifted (i.e. tilted up) into position around the building’s slab. There are two ways of making the mentioned slabs: the most popular method of tilt panel construction is building the slabs on-site, which eliminates transportation costs and is environmentally friendly. On the other hand, there is a precast concrete building method, where concrete wall panels are formed at a manufacturing facility and transported to the constructions site.
So, what’s the benefit of the tilt-up method? Well, it allows contractors to build a wide range of commercial buildings with better control (which means quality), but also more quickly than when opting for a traditional concrete building project.

On-site construction benefits for commercial real estate

As mentioned, this method is, by far, the most popular one for a number of reasons. For one, there are no transportation fees included (obviously) which can be a huge money saver – transporting heavy concrete panels can be more expensive than you might think, which is especially detrimental for an aspiring entrepreneur, who’s looking to cut corners on the commercial real estate construction fees.
Secondly, short building time is hugely important for a businessperson who wants to get their startup running ASAP; and, with on-site concrete tilt panel construction, once a panel is finished, the construction of the next one can start immediately – extremely efficient!
Finally, this construction type is more flexible and diverse than you might think – all formwork is built in accordance with your own requirements, which is absolutely fantastic when it comes to on-site construction, as you can control and oversee the process in person.

Not only is commercial real estate perfectly fitting for the tilt-up construction method, but it’s safe to say that this is probably the best possible solution. Concrete is always a better choice than steel, and the on-site construction option makes the tilt-up method perfect for commercial real estate.
